Getting ready for the start of a tenancy
Before your tenants move in, you need to prepare the property. There are few things you can do that will help ensure your tenancy runs smoothly from the outset, including:
- Provide a professional and comprehensive inventory report. If you need to make deductions from your tenants’ security deposit at the end of the tenancy you will need supporting documentation.
- We strongly recommend that a property is professionally cleaned before the tenancy starts. This sets the standard of cleanliness expected when the tenancy ends. Homelink can make arrangements for this on your behalf if you would prefer.
- You’ll need to make sure the property meets certain standards and provide necessary certification. This will include:
– Consents to let (from financiers, insurance companies and other stakeholders)

Marketing your property

Securing a tenancy
When a suitable tenant wishes to rent your property, we’ll contact you to discuss the terms under which they wish to rent your property. If in principle you are happy to proceed we will take a holding fee from tenant on your behalf.
However, the property will not be removed from the market and we will continue to gather details of other potential tenants. On receipt of their full application we will contact you to discuss their application in detail. If you are happy to proceed we will move forward with referencing, and market the property as ‘Let stc’ (subject to contract).
Referencing your tenants
References should be completed swiftly to avoid financial loss if a tenant is unsuitable. Referencing is the only way to truly know what kind of person you will be letting to and we would advise strongly against going off a whim.
We aim to process all applications within seven working days, and we will keep you updated on progress via text or email. If potential tenants fail the referencing process we will remarket your property immediately. If the tenants’ references are satisfactory, we will confirm this to you in writing, and set a date for the tenancy to start.
Unless otherwise agreed, we will arrange for your tenants to come to our office to pay all the money due in cleared funds, sign the tenancy agreement, and process any other relevant documents for you. We want to ensure you have a stress-free tenancy, which is why we accompany the tenant to the property to oversee their arrival, and conduct a thorough check in. If you have chosen to manage the property yourself a thorough move-in appointment will save you a lot of time and aggravation.
Looking after your tenancy
Managing a tenancy doesn’t end when we hand over the keys. Throughout the tenancy, legal obligations must be met, maintenance and repairs will need to be dealt with swiftly and cost effectively by certified and properly insured engineers, rent will need to be collected and monitored and inspections of the property will need to be carried out.
